Ginsburg Development, LLC, proposed a 465 unit cluster subdivision for a variety of residential units that includes approximately 185 single-family detached residential homes, 62 single-family semi-detached homes and 218 townhomes/flats. Renovations to recreational amenities involved alterations, including lengthening the golf course's practice fairway, creating additional parking and constructing a 10,000 to 15,000 sq. ft. clubhouse and two recreational facilities. The easterly portion of the site contained approximately 67.5 (+/-) acres of wooded, vacant land. Municipal water and sewer services were available and had sufficient capacity to serve the proposed use at the time of development. Necessary improvements were made, on and off-site, to connect to the existing water and sewer infrastructure, including the extension of the sewer district.
