Sheldon Hills
The Sheldon Hills PDD is located on 215 acres, located on the east side of NYS Route 146 north of the intersection with Upper Newtown Road in the Town of Halfmoon, Saratoga County New York. The 215-acre project site is a semi-wooded parcel. Open fields are interspersed with wooded hedgerows and some smaller forested areas. The site contains +/-31.795 acres of regulated wetlands, 3.579 acres of isolated wetlands and approximately +/-4,170 linear feet of tributary. Road crossings will impact a small portion of those wetlands.
As a conservation measure, the project will preserve 31.4 acres of these emergent and forested wetlands through a deed restriction to be held by the Home Owners Association. The project also retains, as open space in a common lot to be held by the Home Owner's Assocation, approximately 66 acres of uplands. The project also proposes to create one acre of wetland as compensatory mitigation for the unavoidable wetland impacts.
