Chazen, through a term contract with the City’s Building’s Department, was contracted to perform code review of a 28 story mixed-use development. The project is one of the first major structures that is part of the City’s master planning efforts and public private partnership. Chazen performed full code review services, worked directly with the City and applicant to resolve code issues and support the issuance of a building permit. Chazen also implemented a program for the tracking and review of delegated design submittals and the special inspection program, and will continue to provide code services through construction of the project.

42 Bridge Street Mixed-Use Development

Chazen was initially contracted to perform civil/site design and landscape architecture for the development of a four-story structure that included 25,000 square feet of retail and commercial space with 22 residential units above. During the site plan application phase there was a problem with accessibility based on a more restrictive state regulation. Chazen’s Code Services group was authorized to review the issue. Our team evaluated the local code and national standards and prepared a compliant code path for the Owner based on the current design of the project. The path was submitted to the Authority Having Jurisdiction where it was approved.

The Club at Briarcliff Manor

Chazen was retained by the Village to provide full plan review and code consulting services for design and construction of the first phase of the Club at Briarcliff Manor project. Chazen has performed all plan reviews, attended design and permitting meetings, performs document control and has implemented a procedure to track and review delegated design components throughout the project. Chazen will continue to be a resource to the Village throughout the construction phase.

South Beach Psychiatric Center

Chazen performed code compliance reviews of the 40,000 square foot Central Services Building that was constructed through a design-build contract at the South Beach Psychiatric Facility. The scope of work included plan review of civil/site, structural, architectural, mechanical, electrical, plumbing, life safety systems and fire protection systems. Chazen worked directly with NYSOGS and the design team on code evaluations and resolution of issues pertaining to codes and regulatory requirements. Chazen also performed construction phase services including inspection, resolution of code issues, review of change orders and oversight of commissioning.

Mohawk Harbor Development

Chazen has been retained by the City of Schenectady to perform code consulting services on the Mohawk Harbor Development project. The project includes the Rivers Casino, as well as 12 structures and almost one million square feet of building area in the full build out. Chazen is performing both building code review and inspections as an extension of the City’s Building Department.

Dockside Lofts Mixed-Use Development

Chazen was retained by the Owner of a proposed redevelopment project to provide code consultation to the project team on the conceptual design of a mixed-use redevelopment in downtown Troy. The varying design options including renovation, demolition and new construction of historic buildings located within 100 year flood elevations. Chazen worked directly with the architect, performing analysis of the applicable codes and providing options for compliance. Chazen also engaged the Authority Having Jurisdiction early in the process to ensure the proposed design options were acceptable and would ultimately receive approval.

GLOBALFOUNDRIES Fab8

Chazen has performed continuous code compliance services on behalf of the Town of Malta for the development of the GLOBALFOUNDRIES Fab8 project. To date, this project has included the design and construction of a state-of-the-art semiconductor manufacturing plant which includes of 1.7 million square feet of building space, a 221,000 square foot administration building, a 535,000 square foot Technology Development Center and over a dozen additional support structures. As full service code consultants, Chazen is responsible for code reviews of design documents, code interpretations, review of variances and alternate means and methods (AM&M’s) and recommendation of issuance of building permits to the Town. Our team also performs code inspections to support issuance of Certificates of Occupancy.

Clemons Building

Chazen performed a code analysis for a rehabilitation project in Chattanooga, Tennessee. Chazen was retained by the redevelopment team to provide a code analysis and feasibility study for the conceptual design of a mixed-use redevelopment in downtown Chattanooga. The building was built in the 1920’s, and the proposed renovations included an extended stay hotel with a rooftop terrace. Chazen worked directly with the architect, performing analysis of the applicable codes, identifying potential issues, and providing options for compliance.

Van Rensselaer Manor

Chazen currently preforms various life safety and code tasks for this County operated Rehabilitation and Skilled Nursing Facility. Some projects that our Code Services team have done for the facility include creating life safety plans for entire facility based on the original designs, preparing technical maintenance guidelines for all rated partitions, and finally, to update the previously created life safety plans to reflect compliance with current standards and improvements made since original completion. This update includes all fire rated assemblies, smoke compartmentalization, egress components, and fire/life safety systems, with the ultimate goal of maintaining compliance and reducing maintenance and inspections required.
